Property investor Segro and Pure DC have formed a joint venture to build a 56MW data center in West London.
The JV, known as Segro Pure Premier Park Data Centre Limited, will develop a 30,000 sqm (322,915 sq ft) data center at Premier Park, an industrial site owned by Segro located on Premier Park Road in the Park Royal area of West London.

Segro will provide the land and carry out remedial work to prepare the site, which is currently home to a vacant warehouse, for development.
Pure DC has secured access to 70MVA of power from the grid, which will enable it to provide 56MW of IT capacity at the site.
The companies expect to lease the data center to a hyperscale tenant once completed. It will feature a closed-loop water system to minimize the impact on the local water supply. Planning permission has yet to be secured.
The project is Segro’s first step into full data center development, though the company has a long history and building and leasing powered shells to clients. It announced its intention to expand its data center business last month.
David Sleath, CEO of Segro, said: “Building on our 20 years of experience in the powered shell data center market, we have been exploring how best to utilize our skills and 2.3GW land-enabled power bank to maximize the opportunity in this fast-growing sector.
“This innovative joint venture with Pure DC allows us to develop our first fully fitted data center, alongside a highly experienced partner with an excellent track record of delivering world-class facilities to global hyperscalers.
“We expect this project to deliver an attractive risk-adjusted return and it will also help further strengthen SEGRO’s expertise in this area, enabling us to optimize and accelerate the significant value creation opportunity within our portfolio.”
Pure was established in 2015 and is backed by funds managed by Oaktree Capital Management. The London-based company currently has more than 500MW of IT capacity in operation or development in markets across Europe, North America, Asia, the Middle East, and Africa. It is currently expanding its campus in Brent Cross, London, to take its capacity to 90MW.
Dame Dawn Childs, CEO of Pure DC, said: “This joint venture demonstrates Pure DC’s ability to scale in a rapidly expanding market, creating fresh opportunities for growth and investment. With over 500MW of data capacity in development or operation, Pure DC brings deep expertise in building data centers and working alongside hyperscalers.”
News of the development has been welcomed by the UK government, which has been actively encouraging new data centers since taking office last year.
Technology secretary Peter Kyle said: “This announcement is another powerful endorsement of Britain as a home for tech investment, which will not only bolster the local economy and create job opportunities but also pave the way for a digital and AI-powered future.
“Private investment like this innovative partnership between Segro and Pure DC will help us ensure the UK has the digital infrastructure it needs to thrive, helping us harness the power of technology to grow the economy and raise living standards.”
Park Royal is close to Slough, the UK’s busiest data center market. Companies developing in the area include Vantage, which announced plans for a 20MW facility in Park Royal in 2023.

One of London’s biggest data centres is to be built at the Park Royal industrial estate near Acton, it was revealed today.
The £1 billion project will create a 56MW data centre “capable of handling next-generation cloud and AI workloads” and generate hundreds of local jobs.
The facility is being developed as a 50:50 joint venture between UK warehouse investor Segro, and Pure Data Centres Group (Pure DC), which is owned by Canadian backed asset manager Oaktree.
It is expected that the data centre will be pre-let to a hyperscaler on a long-term lease of at least 15 years before it is completed in 2029.
Segro is providing the land and carrying out the site clearance and remedial works while Pure DC have secured 70MVA of power to enable delivery of a 56MW IT load data centre. .
The partners are providing around £300 million in equity with the rest of the costs funded by bank financing. The net yield is expected to be around 9% to 10%.
The 30,000 sq m three storey centre is being built on the edge of Segro Park Premier Road, a site acquired by Segro in 2009.
The 10-acre plot identified for the development is on the edge of the estate where an older warehouse, recently vacated by the failed online retailer Matchesfashion, currently stands.
It will include a closed loop liquid cooling system to minimise the impact on the local water supply. It will be Segro’s first fully fitted data centre.
The fitout will include mechanical and electrical elements and long lead equipment such as power distribution, cabling and cooling systems. It will not include IT equipment such as servers which will be provided by the customer

A North Vancouver business owner is betting that his successful model of selling deluxe mixes of dried fruits and nuts will also do well with customers hopping store to store at shopping malls.
Ayoub’s Dried Fruits & Nuts has launched its newest location at Park Royal South in West Van, more than 15 years after opening the vendor’s first store on Lonsdale Avenue.
For his eighth location, Amir Hosh said he wanted to try out his store in a mall setting.
“If you can make the make business work, it opens up a lot of opportunities across Canada,” he said.
While the store’s offerings has roots in the food and flavours of his country of origin, Iran, Ayoub’s appeal goes far beyond the Persian community, Hosh said.
“More than 80 per cent of our customers across all the stores are non-Persian,” he said. “In Kitsilano, for example, and South Surrey, there’s not a large Iranian population there, but the stores are successful.”
Hosh has broadened the appeal of his store significantly since opening, and has plans to continue that trend.
“The concept that we brought is a very popular concept in the Middle East, but my mission is to Westernize it and take it across Canada, and potentially even further,” he said.
The new Park Royal store continues this theme, with its emphasis on elevated gifting options, Hosh said.
“It’s aimed to take us out of a niche concept and to more of a Western concept,” he said. “That’s the goal here.”
But what will always be a part of the brand, and is included at the West Van location, is roasting and drying the products on site.
“With every store, what sets us apart is that freshness, “Hosh said. “That way we don’t have to use additives or preservatives to keep the nuts fresh. It’s always done and sold right there.”
The tantalizing aromas emanating from the roasters are also a natural marketing tool, drawing new customers into the store, he said.
After opening earlier in March, the new location is doing well, bringing in around 150 to 200 customers daily, Hosh said.
“Every mall in B.C. could have an Ayoub’s,” he said with a smile.
While Hosh was born in Iran, he grew up in North Vancouver and calls himself a proud Canadian.
“I will always have our head office … in North Van,” he said. “That’s where I was made.”
