While Uptown Core has a lower economics score than Halton’s other top two neighbourhoods, it has the best value score among them—a perfect 5.0.

When designing Uptown Core, planners gave pedestrians and bikers special consideration. The area features a lot of easily accessible routes and hiking trails, which contribute to its 4.0 accessibility score. The vicinity has numerous businesses, health clubs and restaurants. Green spaces and pathways connect Memorial Park, Windfield Parkette and Town Centre Square, as well as two smaller parks with ponds. Uptown Core is full of small starter homes and homes suitable for raising children.

What’s happened in the Halton Region real estate market?

Unlike most other real estate markets in Canada, where home prices reached their highest levels in the summer of 2023, Halton Region’s benchmark home price peaked in December at $1,302,551. Price growth was relatively steady throughout 2023. The benchmark home price was $1,122,501 in January and grew by about 15% to $1,294,251 in June, before cooling off for much of the fall.

“The Bank of Canada interest rate hike in July 2023 had a cooling effect on buyers,” says local Zoocasa real estate agent Kristian Canadic. “Sellers had the mindset that if they held on a little bit longer, prices would continue to go up. This ‘real estate always goes up’ mentality keeps sellers resistant to selling.”

High prices and interest rates also impacted buyers’ preferences. Though buyers in Halton Region are typically drawn to detached homes, demand shifted as interest rates went up and affordability tightened. “With prices for detached homes pushing the limits of affordability, townhomes have grown in popularity,” says Canadic. “Similarly because of affordability issues, people have been more willing to look at second-best options which are a little further out from core areas.”

What’s next for real estate in Halton Region?

The trajectory of home prices in Halton Region is largely dependent on when or if interest rates drop. In January, the benchmark home price of $1,143,518 was up about 2% year-over-year, but down about 12% month-over-month. Prospective home buyers are optimistic about a potential interest rate drop this year, but enthusiasm may cool if rates are held for longer than anticipated.

“I don’t think this year will be much different from last year,” says Canadic. “Coming out of the gate in January, there has been a lot of enthusiasm from sellers and buyers because of the expectation that interest rates are coming down, so we saw a pickup in activity. However, I think that headwinds have been building against more affordable conditions that lead the market [back] to the 2022 highs.” Barring significant changes in the economy, future rate drops “may be smaller and further out than people have been expecting,” he says.

RTC worked in close partnership with dozens of state agency representatives and hundreds of trail partners from across the country to assess and define the preferred route for the Great American to ensure a contiguous and reasonably direct route as well as one that complemented state priorities. This is America’s trail, and it is the trail of each of the states that will call it home.

BUCKHANNON – West Virginia is known for the peace and tranquility it offers outdoors enthusiasts, and Upshur County, located in the heart of the state, offers three distinct trails where nature lovers looking for fresh mountain air, a bit of serenity and some scenic views can get outside and imbibe.

Upshur County Trails, Old Oak Trail and Alum Creek and Cave Trail afford visitors and residents top-notch opportunities to refresh their minds, bodies and souls, all while getting in some mood-boosting movement. So, if you’re not from north-central West Virginia – or even if you are – here’s a look at three hiking, biking, jogging and nature-watching trails that are hidden gems.

Upshur County Trails in Tennerton

This 5.5-mile loop is located adjacent to Buckhannon-Upshur High School in Tennerton, and over the past two years, local volunteers have come together to convert the wooded area into a versatile trail system that caters to everyone from families to hikers to bird watchers to mountain bikers.

There are two entrances to the trail, which features moderately difficult terrain. Hikers, mountain bikers and joggers may tour the entire pathway or sample smaller sections that are broken up into seven parts: the Pines, Roundabout, Holly Shed, Crossings, Whale Trail, Witches Fingers and Well Road.

Local Upshur County Trails volunteer Rachel Weber, a runner who often enjoys jaunts through the Upshur County wilderness, said the trail showcases spectacular views year-round, including wildflower patches, vivid fall colors, striking switchbacks and evergreen trees.

Mountain bikers may enjoy a handful of carefully constructed jumps and obstacles, but don’t worry hikers and joggers – there are always simple footpaths around them.

Old Oak Trail in French Creek

While the West Virginia Wildlife Center is well-known throughout the Mountain State as a unique open-air zoological facility featuring native and introduced wildlife, the 1.5-mile Old Oak Trail that winds around the wildlife center’s fishing pond is a well-kept, but oh-so-scenic secret.

Accessible near the coyote enclosure, the Old Oak Trail is comprised of moderate, rolling terrain that features a diverse forest with wooden bridges, a bench or two for a mid-hike rest and a fishing pond around which it winds.

Marked with red triangles, the Old Oak Trail also intersects with a shorter half-mile Fire Line Trail, making it possible for hikers to complete a figure-eight walk through the woods if they want.

Alum Creek and Cave Trail in Audra State Park

Located on the border of Barbour and Upshur counties, Audra State Park is famous for the clear, bubbling Middle Fork River which flows through it. While swimmers enjoy wading through the shallower rocky rapids and deeper still pools of water in the summertime, one of the best views of the pristine river is from above, along the meandering Alum Creek and Cave Trail, an easy 2.7-mile trek that’s ideal for families and photographers.

Not only the does the trail afford hikers a stunning view of the Middle Fork, kids and adults alike will relish exploring a boardwalk and the Alum Cave overhang along the way. Keep your eyes peeled for wildlife, including white-tailed deer, and the hallmark rhododendron thickets that line your path, along with maple, oak and pine trees. You’ll find a trail map on the West Virginia State Parks website.

In the meantime, dust off those hiking boots or find a pair of sturdy shoes and lace up: the mountains and trails of Upshur County are calling.

Most of that work has been accomplished in the past 15 years.

“We can’t build trails fast enough for the demand we have,” says Jared White, a Park and Recreation Department manager.

When White first started as a bike planner over 20 years ago, it was a fight to get things done because homeowners thought trails near them would decrease property values or encourage riffraff.

“Now it’s like, ‘We want a trail by our house. Why is this taking so long?’” he says.

Trails cost about $1 million a mile, but the “cost per contact” over time is low because they require little maintenance and no staffing or building costs beyond that, says former City Councilmember Lee Kleinman, who shepherded the 9-mile Northaven Trail project over 15 years. That trail will be crowned with a signature bridge over Central Expressway, now under construction, that will connect five trail systems in Dallas, Richardson and Plano when it is completed in early 2023.

New sections of trails are opening all the time in Dallas. Neighbors have already started using an expansion of the Elmwood Parkway trail, spanning just over ½ mile, completing a connection between Tyler Station, Kiest Park and Five Mile Creek.

And it is now possible to take paved trails between the levees from Trinity Groves to Irving.

Like crossing paths with a dashing stranger in a coffee shop, a few tragic missed connections remain in our neighborhood.

With just about 90 miles left of the city’s overall trail plan left to fund, here’s where a few dots have yet to connect in our hike-and-bike life.

Bridge to where?

Little Midge is cute, but she was a difficult delivery.

“Value engineering” that saved some money on the front end in construction of the Margaret McDermott Bridge turned out to be a $7-million mistake that left two-way bike lanes on both sides unsafe to use for about four years after the Interstate 30 bridge was completed.

The city fixed it, and the pedestrian bridges opened last year, but they could be more than two years away from serving a meaningful transportation purpose.

The good news: Kessler Park’s Coombs Creek Trail could connect across Beckley to the I-30 pedestrian bridge by this time next year, after months of negotiations with neighbors on which path to take across the westernmost levee, Mayor Pro-Tem Chad West says.

Two apartment complexes are under construction just south of the bridge, and zoning requires the developers to build wide sidewalks, which will create an easy pedestrian connection from the streetcar stop at Greenbriar.

Once those two things happen, the bridge will serve uniquely Dallas glamour as an expensive sculpture to ride or run back and forth on for a while.

Because, the bad news: Our swaggy Maggie ends at a six-lane road where there are not even sidewalks. A plan to completely rebuild Riverfront Boulevard means it could be at least two years before a connection is made on the other side of the river.

When that’s done, though, this should be like the Manhattan Bridge of Oak Cliff and West Dallas. Riverfront is planned as a complete street with bike lanes and sidewalks.

Bahama Drive/Plymouth Avenue

Meanwhile, on the western end of the Coombs Creek Trail, a connection between Kessler Plaza and Stevens Park is coming soon.

Bike lanes on both sides of Fort Worth Avenue currently stop at I-30 but are being expanded to Bahama Drive, and south from there to Plymouth. That project could be completed this year, says Jessica Scott, bicycle and mobility manager for the city’s transportation department.

Erosion control work is underway on the creek banks near Plymouth and Bahama, and the Coombs Creek trail will be expanded from Hampton Road, across West Davis and Jefferson Boulevard, to Moss Park.

Construction could start as early as this summer and is expected to take about a year. “One of the biggest benefits of trails is connecting neighborhoods, and this is a great way to connect Kessler Plaza and El Tivoli all the way up to Stevens Park and beyond,” West says. “There are a lot of kids who will benefit from it, who live in the apartments on Bahama.”

Southern Dallas greenbelt

The Honey Springs/Cedar Crest Trail, which opened near South Oak Cliff High School last year, cost $7.2 million, of which $6.42 million came from Dallas County.

County Commissioner John Wiley Price championed the trail, working over several years with City Councilmember Carolyn King Arnold and city staff members, plus Oncor, who owns the utility easement where it’s built.

This nearly 6-mile trail will connect eventually into the planned Five Mile Creek Urban Greenbelt.

The greenbelt would span 23 miles, connecting a swath of Southern Dallas by trails.

But it’s not funded.

There’s an opportunity to fund it in the city’s next bond election, which is expected within a few years, but it will take a City Councilmember or very dedicated neighbor to push for it, White says.

“We as staff can identify priorities,” he says. “But if it doesn’t have a steward to push for it, things don’t get funded because there’s no one advocating for them.”

Chalk Hill Trail

Expect a community meeting on this trail planned for West Oak Cliff this year.

The 3.7 hike-and-bike trail will connect Westmoreland at Illinois to Chalk Hill Road in West Dallas, eventually. Like the Katy Trail, the Chalk Hill Trail will replace a defunct rail line, the Gulf, Colorado & Santa Fe.

A unique feature of the trail is the Mountain Creek Bridge, a remnant of the bygone interurban passenger rail line that used to run between Dallas and Fort Worth. The concrete bridge was designated a City of Dallas historic landmark six years ago.

The Chalk Hill Trail was first announced in 2016, when several community meetings were held, but it has been stalled since then.

Dallas County has earmarked about $6 million for the trail, and the city has agreed to pitch in a little over $3 million.

The first phase of construction, from Illinois at Cockrell Hill to just past Jefferson Boulevard, could begin next year, according to Dallas County. And it’s expected to cost about $8 million.

Phase two, from Jefferson to Chalk Hill Road, is expected to cost about $6 million. And phase three, from Cockrell Hill to Westmoreland, could cost about $10 million. Neither phase is currently funded.
